MetroPlains Development, from St. Paul, Minnesota, and Heartland Properties, from Madison, Wisconsin, announce a "wall bashing" ceremony for the $3.4 million conversion of the former Iowa Inn/YMCA into affordable housing apartments. The event will be held at 11:30 a.m. Thursday, June 14th at the corner of Ninth and Iowa Streets.
This ambitious project, in planning since 1995, has been designated by the Dubuque City Council as an essential part of on-going efforts toward revitalization of the downtown. Resurrection of this historic 1894 structure, abandoned since 1997, will complement other reinvestment in the area, including restoration of the Grand Opera House and the reopening of Main Street.
Named the "Cornerstone Apartments," the completed building will house 31 one and two-bedroom units for persons 55 and over. With financial assistance received from the City of Dubuque, the Iowa Finance Authority and other federal sources, rents will be affordable to seniors living on restricted incomes.
MetroPlains has partnered with Alliant Energy - through Alliant's real estate investment subsidiary, Heartland Properties to develop this project. To satisfy funding requirements, a sensitive historic restoration of the exterior of the building will take place, keeping in place all architecturally significant features. An inner courtyard, accessed off the alley running behind Main Street, will allow grade-level entry and a private outdoor space for building residents. The renovated structure will be elevator equipped, with community and card rooms and air conditioning.
A ceremonial wall bashing to initiate the buildings rehabilitation will be held at 11:30, followed by a reception hosted by Alliant Energy at their offices at 1000 Main Street. The reception will include refreshments and remarks from Mayor Duggan and other officials.
