Safe, adequate and affordable housing is a basic human need. As the population of our nation ages, we are reminded that the housing needs of our senior population must be a priority for all of us.
Housing requirements often change as people age. Young people, fresh out of school, often rent apartments or need minimum space for a single lifestyle. Young married couples are challenged by the desire to own a home. Space needs change again as children are added to the family unit. Children grow up, mature and move out of the household, starting their own lives and entering their own housing cycle. The parents become the "empty nesters."
As we age, we desire a more maintenance-free living environment. A large home with a yard that needs work, real estate taxes, home maintenance, are all expenses that many senior citizens would prefer to eliminate.
The Fond du Lac Lutheran Home, Inc. understands the need for a full spectrum of housing in the community. Housing choices are important to community well being.
On January 27, 2000, the Fond du Lac Lutheran Home, Inc. celebrated the start of an exciting new affordable housing community, DeNeveu Creek Retirement Community.
Partnering with Heartland Properties, Inc., an Alliant Energy Company, DeNeveu Creek Retirement Community will provide 24 affordable apartment homes for seniors 55 years of age or older.

The Beginning

In October, 1998, Fond du Lac Lutheran Home, Inc. met with New Markets, Inc., a Madison, WI. development company and with Heartland Properties, Inc., a real estate investment arm of Alliant Energy. Alliant Energy is the corporation formed by the merger of Wisconsin Power and Light and two Iowa based utilities in April, 1998. Alliant Energy serves the city of Fond du Lac with electric and gas service. Fond du Lac Lutheran Home Board members expressed a strong desire to expand their housing horizons in the City. After several meetings and discussions, it was found that all three entities were on common ground.
The site for new housing was chosen, financing applications were pursued and initial design and architectural work started. The results of these efforts, DeNeveu Creek Retirement Community, is now under construction at 46 Winnebago Lane in Fond du Lac. DeNeveu Creek Retirement Community is more than just buildings, it is a unique partnership.
First, Alliant Energy was able to donate the cost of the land, $75,000.00, to the Fond du Lac Lutheran Home, Inc, based on their non-profit status. A Limited Partnership was formed. The Fond du Lac Lutheran Home, Inc. became the General Partner and Heartland Properties/Alliant Energy takes the role of Limited Partner.

Housing Options

Both partners wanted to provide an attractive design, layout and living space for future residents. Working closely with Design II Architects, Ltd., a Fond du Lac firm, the partners agreed on a two building design for the 5 acres located on Winnebago Lane. One building will incorporate 16 one-bedroom living units with a large community space located in the center of the building. The community space will provide meeting space, a full community kitchen, a computer workstation, and a laundry facility and office space. A large outdoor patio is accessed from the space. The second building is a series of eight attached living units, each unit having two bedrooms. A private, individual entrance accesses the living space. Individual, attached garages are also provided for each unit.. All residents will be able to enjoy the activities and programs conducted at the community center. Living units are ground floor, no steps are on the property.


The Partnership closed on the land in late November and construction started immediately. Northcentral Construction Corporation, another local Fond du Lac firm, is the general contractor. Favorable fall weather and a mild winter have enabled DeNeveau Creek Retirement Community to get off to a great start. The groundbreaking ceremony brought together all the resources for this project. A lunch and reception was held at the Fond du Lac Lutheran Home Atrium and Chapel on January 27th. Over 60 people attended the event to hear about the development.

Opening Soon ........

DeNeveu Creek Retirement Community is a $1.9 million development. With construction on schedule, the living units will be ready for occupancy on August 1, 2000. However, many people have already expressed an interest in living at DeNeveu Creek Retirement Community. A professional management company, Oakbrook Corporation of Madison, WI., has been retained to lease the living units and provide management services. Oakbrook has many years of senior housing experience. Although applications for the housing can not be processed until April 1, general information and inclusion on a waiting list can be requested by calling 920-924-4449.

DeNeveu Creek Retirement Community is located at 46 Winnebago Lane, across the street from Lakeside Park and Marina. A grand opening/dedication and community open house is scheduled for September 2000.
